(#137356)Need write -up to do complete interior re-model of unit. to include All interior doors, trim, flooring ,electrical receptacles ,switches and fixtures , All plumbing, tub shower ,fixtures ,faucets ,shut offs ,supply lines ,washer/dryer hookups, and All drain lines in walls to be changed from cast ,or galvanized pipe to PVC up to vents (Trunk) Change out HVAC unit return air and filter grill, rebuild utility closet.

All bids must have an actual price good date and be itemized to be considered a valid quote. Any bids received without the requested information will be voided. All bids must be received by 4:30 p.m. on due date.

General Contractor
All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view job before biding. Contractor is responsible for all line locates and permits required Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Contractor is responsible for all measurements, and count of materials needed.

General Contractor
Home is a 4 bedroom 1 1/2 bath approximately 1300 SF

Plumbing
Remove and replace tub/shower. Install new tub and surround, with Swan-Stone or comparable, must be a minimum of 1/4” thickness. Install new shower faucet. Repair/replace any all drywall, trim, sub and finish flooring, and paint needed due to repairs. Remove and replace kitchen and bathroom supply lines with shut-off valves and drain lines. Install Delta or comparable faucets/mixing valves throughout. Install Comfort height/ADA commode, wax ring, and supply and shut offs, new washer and dryer hookups. Also replace all drain lines in walls from Cast to PVC up to vents. Remove and replace outside faucets with frost free faucets.

Drywall
Remove and replace all existing drywall through out home, ceiling, and walls, down to studs install new 5/8" drywall on ceilings and new ½” drywall on walls , tape, bed, texture and paint to match new or existing finish.

Electrical
Install new receptacles, switches, fixtures, and ceiling fans, (2 in HomeInstall new Heat/Vent/Light in bathroom, upgrade any electrical required for proper installation, Repair any and all damage due to replacement.). Repair all damage due to electrical change outs, to include but not limited to drywall, paint, paneling, flooring, and ect.

Air Conditioning
Remove and replace existing HVAC unit. Install new minimum 14.3 SEER2 rated energy efficient electric heat pump (or gas) unit. Install new copper line-set, thermostat, and registers. Check all duct for proper seal repair as needed. Install any wiring, breakers, panels and disconnects and electrical upgrades from pole to home required for proper installation. Caulk all ceiling drops to drywall before air register installation. Seal return air cavity with drywall for energy efficiency. Insulate duct where needed. Replace plenum if required for proper fitment of new unit. Contractor will be responsible for proper sizing of new unit. Contractor must provide the AHRI certificate for the equipment to be installed with bid.

Rebuild Utility / HVAC Closet

Doors
Remove and replace all interior doors, approx. 12 including closet doors. Install new pre-hung interior doors, trim and hardware (Kwikset or comparable). Stain or paint to match new or existing finishes.

Flooring
Remove existing floor covering throughout home, install new VC Tile Throughout, (Housing to pick color). Pull toilet and install flooring up to the floor flange.

Windows
Remove and replace 1 of the double windows on front of home in the living room. Install new insulated vinyl, low E, tilt sash windows. Repair any, and all damage due to window replacement, including paint, all trim including window stools/sills if required, inside, and out. Caulk and seal inside and out. Repair or replace any, and all deteriorated framing as needed for proper repair. There are approximately 1 double window in home. Contractor is responsible for exact window count and measurements.

Painting
Clean and prep all walls and ceilings , repaint entire home including all trim and doors, paint 2 coat finish to walls and ceiling. Clean and touchup existing cabinets and tops.

Insulation
Blow in approx. 10” of insulation to achieve a R-Factor of 38.
