Instructions
To submit a bid:

All bids must have an actual price good date and be itemized to be considered a valid quote. Any bids received without the requested information will be voided. All bids must be received by 4:30 p.m. on the due date.
Please be advised that all bid submissions must be submitted exclusively through the Housing Bid Board unless otherwise noted for Request for Proposals (Sealed Bids). Any bids submitted via email, mail, or other means will not be accepted or considered.
Special Instructions
The home is a 2 bed, 1 bath pier and beam home with concrete walls and a metal roof. approx. 1000 sq. ft. This home is lead positive. All work must meet or exceed the 2019 IRC. All applicable licenses will apply. All Lead Base Paint repair, removal, enclosing, or encapsulation must be completed by a Certified Lead Safe contractor. Per scope of work, if repairing, removal, enclosing or encapsulation is required, the Choctaw Nation Housing Authority will order a clearance test after job completion to verify lead has been removed, enclosed or encapsulated according to EPA/HUD standards and guidelines according to the scope of work submitted for bids. Payment will not be issued until home has been retested and cleared of all LBP. Contact the Housing Authority for a copy of the Lead Base Paint Report containing exact locations of LBP.
Painting
Put two (2) coats of exterior paint on the front porch to incapsulate the lead paint.
Vinyl Siding
Remove existing exterior siding. Install 7/16 OSB to the entire home, install new house wrap, vinyl soffit, (perforated as needed for proper ventilation), and siding on the entire home. Cover all exposed wood surfaces with PVC-coated coil metal (Fascia). Replace any deteriorated Fascia approx. 100 linear feet, and exterior trim as needed before applying coil metal.
Foundation
Level and brace floor throughout the home. Remove/ replace any and all damaged subfloor and floor joist throughout the home. Stabilize home and stem wall to prevent further movement. Remove existing floor covering throughout home, install new waterproof floating vinyl plank flooring with a minimum 3/16” thick flooring. Pull toilet and install flooring up to the floor flange. Install all new trim required for proper fit and finish. Participant will choose color.
Windows
Remove and replace all windows throughout home. Install new insulated vinyl, low E, tilt sash windows. Repair any, and all damage due to window replacement, including paint, all trim including window stools/sills if required, inside, and out. Caulk and seal inside and out. Repair or replace any, and all deteriorated framing as needed for proper repair. Making sure to remove or incapsulate the lead paint on/ around the window trim. There are approximately 12 windows in home. Contractor is responsible for exact window count and measurements.
Doors
Remove and replace 2 entry doors and 2 storm doors. Install 2 pre-hung six panel insulated metal doors and 2 new storm doors. Install all trim required for proper fit and finish. Install new combination, keyed alike hardware, Kwikset or comparable. Caulk and seal inside and out. Paint to match new or existing finishes.
Electrical
Upgrade electrical to a 200-amp service (including incoming service if required). install new breaker box and breakers. Install new wire, receptacles, switches, fixtures, and ceiling fans. Repair all damage due to electrical change outs, to include but not limited to drywall, paint, paneling, flooring, and etc.
Plumbing
Test/ check plumbing throughout the home. Remove and replace kitchen sink, supply lines with shut-off valves and drain lines. Install Delta or comparable faucet in the kitchen. Repair/replace any all drywall, trim, sub and finish flooring, and paint needed due to repairs.
Insulation
Blow in approx. 10” of insulation to achieve a R-Factor of 38.
Cabinets
Remove and install new preformed laminate countertops. Add a small base cabinet with countertop beside the stove, approx. 2'. Repair all damage due to replacement which includes drywall and flooring, install all trim required for proper fit and finish. Install new matching backsplash as needed at cooking area.
Drywall
Patch/ repair all existing drywall, ceiling, and walls. Install new ½” drywall as needed, tape, bed, texture and paint to match new or existing finish.
Masonry
Remove/ replace foundation vents as needed. Repair all damage due to replacement which includes drywall and flooring, install all trim required for proper fit and finish.
Roofing
Remove all metal roofing, felt, roof jacks, drip edge and attic ventilations. Re-nail or replace decking as needed. Install new 40-yr, 26-gauge painted metal, 30# felt, (drip edge if required), rake, continuous ridge with vented closure strips at peak for proper ventilation, (May require decking at peak to be cut to allow for proper ventilation) and roof jacks, high heat roof jacks for any gas appliance penetrations and minimum of 1 ½’ screws. Install screws at every rib when installing ridge cap. Use any, and all flashing needed for complete and proper finish. Lathe roof if required. Participant to choose color. Ensure all vent piping is properly attached at appliance upon roof completion.
Gutter Installation or repair
Remove/ replace seamless gutters, downspouts and splash blocks.
Air Conditioning
Install a new minimum 14.3 SEER2 rated energy efficient electric heat pump unit. Install new copper line-set, thermostat, ductwork, registers and return air grille. Check all ducts for proper seal repair as needed. Install any wiring, breakers, panels, disconnects, and electrical upgrades from pole to home required for proper installation. Caulk all ceiling drops to drywall before air register installation. Seal return air cavity with drywall for energy efficiency. Insulate duct where needed. Replace plenum if required for proper fitment of a new unit. Contractor will be responsible for proper sizing of the new unit. Contractor must provide the AHRI certificate for the equipment to be installed with bid.
