All bids must have an actual price good date and be itemized to be considered a valid quote. Any bids received without the requested information will be voided. All bids must be received by 4:30 p.m. on due date.

  • Special Instructions

    Home is a 3-bed 2 bath, brick home approx. 1422 sq. ft. shingle roof. Slab on grade. All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view the job before bidding. The contractor is responsible for all line locates and permits required Contractor will be responsible for the cleanup and removal of all waste and repairing the yard back to mowing condition. The Property Manager will select any/all colors used for the job. The contractor is responsible for all measurements, and count of materials needed.

  • Special Instructions

    Contractor is responsible for providing utilities needed to complete work. Remove everything that was left by the tenant include everything on the walls, in cabinets, etc. Pressure wash the exterior of the home, garage floor, and driveway. Bring in clean fill dirt to fill all holes in the yard, and fill in under the back porch where the dogs have dug under it. Seal around all windows inside and outside. Replace all damaged/missing window screens approx. 5. Patch the foundation where it is busted at the corners. Install a new stove and refrigerator, which will be provided by Housing. Replace blinds throughout the house. Replace all missing registers and vent covers. Install a new master bathroom mirror for the double vanity. Clean throughout the home to make it ready for the new homeowners including all windows (windows have adhesive on them from the alarm system), return air grill, registers, ceiling fans, bathrooms, and kitchen including all cabinets, appliances, etc. Mow and weed-eat the yard, and put mulch in the flower beds. Replace the attic access door with new drywall textured and painted to match the ceiling.

  • Flooring

    Install new waterproof floating vinyl plank flooring with a minimum of 3/16” thick flooring Remove all baseboards before installing new floor. Pull the toilet and install flooring up to the floor flange. Install all new baseboards throughout the home matching existing, and install all new trim required for proper fit and finish. The property manager will choose the color. Install a new wax ring when installing the toilets.

  • Doors

    Remove and replace 2 entry doors. Install 2 pre-hung six-panel insulated metal doors. Install all trim required for proper fit and finish. Install new combination, keyed alike hardware, Kwikset, or comparable. Caulk and seal inside and out. Paint to match new or existing finishes. Remove and replace the garage door hardware to match the new doors. Remove and replace all doorstops throughout the house. Remove and replace the door handle for the master bedroom door install a new door handle matching the others in the home Kwikset, or comparable.

  • Painting

    Repair the drywall throughout the home ceiling, and walls mostly small holes. install new ½” drywall, tape, bed, texture, and paint to match the new or existing finish. Paint all walls, ceilings, doors, and trim throughout the home. Replace all missing trim before painting. Caulk all trim to drywall include baseboards before painting (don't caulk baseboards to the flooring.. Sand and seal all window stools before painting. Caulk and seal all trim, and soffit before painting exterior siding, trim, and soffit.

  • Plumbing

    Remove and replace kitchen and bathroom supply lines with shut-off valves and drain lines. Install Delta or comparable faucets/mixing valves throughout. Remove and replace outside faucets with frost-free faucets. Remove and replace the kitchen sink faucet Install new Delta or comparable faucets matching style. Purchase and install a new dishwasher matching the new refrigerator and stove include all needed plumbing, supply lines, and shutoffs for proper installation. Remove and replace the 2 toilet seats. Remove and replace the hall bathroom shower head install a new Delta or comparable shower head. Install a drain line for the water heater drain pan to drain outside connect the pressure release valve drain to drain through the new drain line not in the drain pan seal around the drain line inside and outside. Install a supply line for the refrigerator ice maker.

  • Electrical

    Replace all missing light bulbs with LED light bulbs inside and outside. Install all new smoke detectors throughout the house. Replace all missing/damaged cover plates with new cover plates matching existing ones. Replace all light fixtures that are missing the globes with new light fixtures matching existing ones. Reinstall the globes that are still in the home.

  • Gutter Installation or repair

    Remove and replace the damaged guttering on the front of the home and install new seamless guttering including all needed downspouts and install new concrete splash blocks at all downspout around the home.

  • Fencing

    Remove and replace approx. 200' (including the gates) of vinyl chain link fence Install new 9 gauge vinyl chain-link fence matching the existing fence (the fence will need to be cut at the post for the next yard. Replace the wire around the bottom of the fence. Install anchors approx.. 1 ft. apart around the fence. Repair all damages due to replacing the fence.

  • Cabinets

    Remove and replace the end panel on the kitchen cabinet next to the dishwasher install a new plywood end panel, and trim matching the existing color. Remove the damaged plywood under the kitchen, and master bathroom sinks install new plywood and paint to match. Install new plywood drawer bottoms for the drawers that the bottoms are stained.

  • Insulation

    Blow in approx. 8” of insulation to achieve a R-Factor of 38. (Some areas in the attic are ok most of the insulation needed is over 2 bedrooms.)
