All bids must have an actual price good date and be itemized to be considered a valid quote. Any bids received without the requested information will be voided. All bids must be received by 4:30 p.m. on the due date.
Please be advised that all bid submissions must be submitted exclusively through the Housing Bid Board unless otherwise noted for Request for Proposals (Sealed Bids). Any bids submitted via email, mail, or other means will not be accepted or considered.
Special Instructions
Write up will be for a completion set-up of a tiny home Address: 519 N 6th St Hartshorne, OK GPS coordinates are N 34.85161 W 95.56260 Replacement home is a 16’x 40’ tiny home. Home is completed inside and out, see below for the remaining scope of work.
Special Instructions
Demo will be needed for this site. Old home to be torn down and removed, as well as car port. This home has tested positive for lead.
Site improvements
The contractor is to repair the ground a minimum of 20’ around the entire home and brought to a mowable condition. Bring in topsoil as needed, and seed all disturbed ground, and yard around the home with Rye grass seed. The contractor is responsible for any tree removal required for new home delivery and setup.
Plumbing
The contractor is responsible for connecting all utilities to the new home, (water, sewer, electric, ECT.) Install PEX pipe for water, and PVC for the sewer. Estimated footage is 80’ for water and 80’ for sewer. Install shutoff for water and cleanouts needed for sewer. Install Frostproof faucets, on the front and back of the home. Insulate any exposed PEX under the home
Concrete
Install (4) 18”x18”x50’ concrete footings along the length of the home for blocking purposes. Contact the HRS department in Hugo for footing layout/specs.
Electrical
Install underground electric from the meter to the home in schedule 40 conduit. The contractor is responsible for all electrical disconnects, breaker boxes, breakers, services pole/pedestal, and ALL electrical components required per the electric provider's specifications, and meter can if required for home placement. The contractor will be required to contact the service provider for exact specifications and requirements. Install 2 new mini splits including any electrical or other materials required for proper installation. Estimated 100' new wire.
Special Construction
Build a 6’x12’ covered front porch with an ADA ramp and a 4’x4’ covered back porch without a ramp, to include handrails and spindles around the porch and up both sides of the steps and ramp. Steps are required to be a minimum of 36” wide. Use only pressure-treated lumber and deck screws on the porch, steps, and handrails. Porch and handrails will require spindles at 4” on center. Joists are to be 16” on center. Install metal underpinning and trim around the entire home with foundation vents every eight feet on all sides. Install a crawlspace opening with a minimum width of 30”. Install 8 tie downs per 50’ sides, and strapping required to secure the home to the ground.
Air Conditioning
Install 2 new mini splits including any electrical or other materials required for proper installation, the contractor will be responsible for the proper size and placement of units.
Special Instructions
All work must meet or exceed the 2019 IRC. All applicable licenses will apply. All Lead Base Paint repair, removal, enclosing, or encapsulation must be completed by a Certified Lead Safe contractor. Per scope of work, if repairing, removal, enclosing or encapsulation is required, the Choctaw Nation Housing Authority will order a clearance test after job completion to verify lead has been removed, enclosed or encapsulated according to EPA/HUD standards and guidelines according to the scope of work submitted for bids. Payment will not be issued until home has been retested and cleared of all LBP. Contact the Housing Authority for a copy of the Lead Base Paint Report containing exact locations of LBP.
