Instructions
To submit a bid:

All bids must have an actual price good date and be itemized to be considered a valid quote. Any bids received without the requested information will be voided. All bids must be received by 4:30 p.m. on the due date.
Please be advised that all bid submissions must be submitted exclusively through the Housing Bid Board unless otherwise noted for Request for Proposals (Sealed Bids). Any bids submitted via email, mail, or other means will not be accepted or considered.
Special Instructions

Special Instructions
All work done must meet or exceed the 2019 IRC. All applicable licenses apply. It is highly recommended that the contractor views the job before bidding. The contractor is responsible for all line locates and permits required. The Contractor will be responsible for cleaning and removing all waste and repairing the yard back to mowing condition. The Property Manager will select any/all colors used for the job. The contractor is responsible for all measurements and counts of materials needed.
Flooring
Remove existing floor covering throughout the home and install new waterproof floating vinyl plank flooring with a minimum of 3/16” thick flooring. Pull the toilet and install flooring up to the floor flange. Install all new matching base trim throughout, and replace any missing or damaged door trim, caulk and paint to match the existing finishes.
Painting
Repair all damaged drywall throughout the house including the garage. Install an new cover for the attic access. Fill all nail holes, texture, and paint all the interior to match new or existing finish, including doors and trim.
Doors
Remove and replace 1 entry door, from the house to the garage. Install 1 pre-hung six-panel insulated metal door. Install all trim required for proper fit and finish. Install new combination, keyed alike hardware, Kwikset or comparable. Caulk and seal inside and out. Paint to match new or existing finishes. Remove and replace weather-stripping on the front and back exterior doors. Remove and replace all the door knobs throughout the house interior and exterior. approx. 18 check the electric garage door, make sure it operates properly, repair if needed.
Cabinets
Remove and replace the existing lower cabinets and install approx. 9’ base cabinets. Install new a new Granit countertop. Stain and seal to match the existing. Cabinets must be all hardwood fronts and plywood bulkheads; particle board will not be accepted; this will include bathroom vanities. Repair all damage due to replacement which includes drywall and flooring, and install all trim required for proper fit and finish. Install new matching backsplash as needed in the cooking area. Master Bathroom: Remove and replace existing vanity, to match existing ones. (approx. 5') All vanities must have plywood bulkheads hardwood fronts and any necessary hardware required for proper finished installation. Stain and seal. Repair all damage due to replacement which includes drywall and flooring and install any trim required for proper fit and finish.
Plumbing
Bathrooms: Remove and replace 2 tubs/showers. Install 2 new tubs/showers and new surrounds, with Swan-Stone or comparable, which must be a minimum of 1/4” thickness. Install 2 shower faucets. FRP will not be accepted as a tub/shower surround. Repair/replace all drywall, trim, sub and finish flooring, and paint needed due to repairs. Replace all vanity faucets throughout and install Delta or comparable faucets/mixing valves throughout. Remove and replace the existing 40gal. electric water heater, install a drain through the exterior wall. Clean and run the dishwasher and make sure it is operating properly.
Windows
Remove and replace all window blinds. approx. 6. Caulk and seal around all the windows and doors on the exterior of the house, touch up the exterior where needed. Install new window screens where missing. (approx. 3)
Gutter Installation or repair
Repair or replace all damaged downspouts and splash blocks.
Finish Carpentry
Remove and replace all the closet shelving and brackets. in the master bedroom. approx. 30' Paint to match existing finishes.
Pest Control
Treat the house twice for roaches. before works begins and when work is completed.
Electrical
Remove and replace all smoke alarms throughout the house. Install new battery-powered smoke detectors. Install over the existing locations. (approx. 5) The contractor will hook up the electric cook stove and the water to the icemaker on the fridge. which will be provided by the Choctaw housing.
Power Washing
Power wash all the exterior of the house including guttering, patio, and sidewalks.
Air Conditioning
Service the HVAC unit, check all ducts for proper seal repair as needed.
Fencing
Repair all damaged chain-link fence, install a new guide wire along the bottom of the fence.
Special Instructions
Remove and replace damaged mailbox in the brick-based mailbox. Trim all hedges back, mow and weed eat the yard. The Contractor will be responsible for cleaning and removing all waste. Clean house inside and out, including widows, counters, cabinets, mop floors, dust fans, etc. House is to be move in ready. haul off old cook stove, etc.
