Instructions

To submit a bid:

  1. Download the RFQ form
  2. Fill out the form
  3. Upload it when you click the “Submit Bid” button

All bids must have an actual price good date and be itemized to be considered a valid quote. Any bids received without the requested information will be voided. All bids must be received by 4:30 p.m. on the due date.

Please be advised that all bid submissions must be submitted exclusively through the Housing Bid Board unless otherwise noted for Request for Proposals (Sealed Bids). Any bids submitted via email, mail, or other means will not be accepted or considered.

  • Special Instructions

    Home is a 4-bed 2-bath, brick LEAP home, approx. 1800 sq. ft. shingle roof. Slab on grade. All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view the job before bidding. The contractor is responsible for all line locates and permits required Contractor will be responsible for the cleanup and removal of all waste and repairing the yard back to mowing condition. The homeowner/Property Manager will select any/all colors used for the job. The contractor is responsible for all measurements, and count of materials needed.   • Electrical

    Remove/ replace all switch plates and outlet covers. Install new smoke alarms in the home. Remove/ replace lights and ceiling fans in all bedrooms. Replace all missing light fixtures in the home, making sure all the lights work properly. Repair all damage due to electrical change outs, to include but not limited to drywall, paint, paneling, flooring, and etc.

  • Plumbing

    Remove 2 toilets/ Install 2 Comfort height/ADA commode, wax ring, and shut offs.

  • Doors

    Remove and replace 2 entry doors. Install 2 pre-hung six-panel insulated metal doors. Install all trim required for proper fit and finish. Install new combination, keyed alike hardware, Kwikset or comparable. Caulk and seal inside and out. Paint to match new or existing finishes. Remove and replace any damaged interior doors, approx. 4. Install new pre-hung interior doors, trim, and hardware (Kwikset or comparable). Stain or paint to match new or existing finishes.

  • Drywall

    Replace or repair all damaged existing drywall, ceiling, and walls. Install new ½” drywall as needed, tape, bed, texture, and paint to match new or existing finish.

  • Air Conditioning

    Remove/ replace the thermostat and registers. Check all ducts for proper seal repair as needed. Check all wiring, breakers, panels, and disconnects. Caulk all ceiling drops to drywall before air register installation. Seal the return air cavity with drywall for energy efficiency. Insulate the duct where needed. Clean the coils and install a new air filter. Leave a 12-month supply of air filters.

  • Painting

    Paint the interior of the home walls and ceilings. Install all new trim required for proper fit and finish. The property manager will choose the color.

  • Windows

    Install new window screens throughout the home. Remove/ replace window trim as needed throughout the home.

  • Gutter Installation or repair

    Repair all gutters and downspouts, reconnect to all drains. Make sure all guttering is properly functioning. Install splash blocks as needed.

  • Appliances

    Remove the stove. (Hacno will supply the stove and fridge when the unit is ready, the contractor will install them) Replace the dishwasher and garbage disposal.

  • Cabinets

    Remove/ replace any damaged/ deteriorated wood in the cabinets and bathroom vanities. Particle board will not be accepted; this will include bathroom vanities. Repair all damage due to replacement which includes drywall and flooring, and install all trim required for proper fit and finish.

  • Glass

    Install mirrors in both bathrooms. Repair all damage due to mirror change-outs, to include but not limited to drywall, paint, paneling, flooring, and etc.

  • Pest Control

    Treat the interior and exterior of the home for all pests.

  • Fencing

    Fix/ repair the privacy fence and gates. All gates must open and close properly.

  • Power Washing

    Power wash the exterior of the home. This includes driveways and porches.

  • Concrete

    Fill the expansion joint in front of the garage and front porch.

  • Lawn Service

    Remove all shrubs or overgrowth from flower beds Replace with mulch Mow and weed-eat eat yard twice during the contract period up to HACNO standards. Fill any holes in the backyard from the dog so that it is mowable for the tenant.

  • Trash Services

    Remove all trash and debris left in the home, deep clean the unit for move-in.

  • Windows

    Install mini blinds on all windows. Repair all damage due to replacement, which includes drywall and flooring, and install all trim required for proper fit and finish.

  • Special Instructions

    Remove the security system from inside and outside of the home. Repair all damage due to system removal, to include but not limited to drywall, paint, paneling, flooring, siding, and etc.
