All bids must have an actual price good date and be itemized to be considered a valid quote. Any bids received without the requested information will be voided. All bids must be received by 4:30 p.m. on the due date.
Please be advised that all bid submissions must be submitted exclusively through the Housing Bid Board unless otherwise noted for Request for Proposals (Sealed Bids). Any bids submitted via email, mail, or other means will not be accepted or considered.
General Contractor
Home is a 3-bedroom 1 1/2 bathroom brick home on a slab foundation with a gable end roof approximately 1800 SF. Inspector Hunnter Guffey # 580-740-8545 Case Manager Jessica Kelley # 580-642-6367 All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved.
General Contractor
All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view job before biding. Contractor is responsible for all line locates and permits required Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Contractor is responsible for all measurements, and count of materials needed.
Roofing
Gable roof. Remove all shingles, felt, roof jacks, drip edge, and attic ventilation. Re-nail or replace decking as needed, fill all ventilation penetrations. Install new 30-year architectural shingles, 30# felt, drip edge, roof jacks, high-heat roof jacks for any gas appliance penetrations, and flashing required to complete the job. Install new continuous ridge vent for proper ventilation (May require decking at peak to be cut to allow for proper ventilation). Caulk and seal as needed for complete and proper finish. Participant to choose color. Ensure all vent piping is properly attached at appliance upon roof completion.
Air Conditioning
Remove and replace the existing HVAC unit. Install a new minimum 14.3 SEER2 rated energy efficient electric heat pump (or gas) unit. Install new copper line-set, appropriate filter drier, thermostat, and registers. Caulk all ceiling drops to drywall before air register installation. Seal the return air cavity with drywall for energy efficiency. Insulate the duct where needed. Replace the plenum if required for proper fitment of the new unit. If duct board is to be used for transition to plenum, all joints must be foil-taped, and an acrylic latex or mastic sealant is to be applied over foil-taped joints. Ductwork that is to be installed or replaced under the home should be insulated metal pipe; flex duct is not to be used underneath the home. The contractor will be responsible for the proper sizing of the new unit. The contractor must provide the AHRI certificate for the equipment to be installed with the bid. Repair all damage done in the process.
Windows
Remove and replace all windows throughout the home. Install new insulated vinyl, low E, tilt sash windows. Repair any, and all damage due to window replacement, including paint, all trim, including window stools/sills if required, inside and out. Caulk and seal inside and out. Repair or replace any and all deteriorated framing as needed for proper repair. There are approximately 6 singles, 2 double windows in home. Contractor is responsible for exact window count and measurements. Repair any and all damages done in the process.
Flooring
Remove existing floor covering throughout home except in main living room wear wood floors are already installed, install new waterproof floating vinyl plank flooring with a minimum 3/16” thick flooring. Pull toilet and install flooring up to the floor flange. Install all new baseboards and trim for proper fit and finish paint all new baseboards and trim. The participant will choose color. Repair any and all damages done in the process.
Electrical
Remove and replace all ceiling fans in the home, approximately 6. Repair all damage due to electrical change outs, to include but not limited to drywall, paint, paneling, flooring, and ect.
Plumbing
Remove and replace 2 frost-free faucets on the exterior of home and replace any plumbing necessary for proper working faucets. Repair any and all damage done in the process.
Gutter Installation or repair
Install new gutters across the front and back side of the home for proper drainage with 6 new downspouts and six new splash pads. Repair any and all damages done in the process.
General Contractor
The Contractor is to provide a storage container and move all the contents out of the house before working on the inside and back into the house after the job is completed.
