All bids must have an actual price good date and be itemized to be considered a valid quote. Any bids received without the requested information will be voided. All bids must be received by 4:30 p.m. on the due date.
Please be advised that all bid submissions must be submitted exclusively through the Housing Bid Board unless otherwise noted for Request for Proposals (Sealed Bids). Any bids submitted via email, mail, or other means will not be accepted or considered.

Special Instructions
Write-up will be for a complete set-up of an 16 ft x 50 ft. Modular home built in 2026. Case Manager- Jeannine Davis 580 642 6384 Inspector- Corey James 580 317 7088 All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved.

Site improvements
The write-up will be for a completion set-up of a modular home (Please see below for the scope of work). The address is 1201 W Canfield Rd. Replacement home is an16'x50' modular home, Year Built 2026 Contractor will need to prepare and level the building pad for 16'x50' tiny home. Layout and excavate footings. Install reinforcing #4 rebar steel as required and pour concrete footings 18''x18'' The contractor is to repair the ground a minimum of 20’ around the entire home and brought to a mowing condition. Bring in topsoil as needed and seed all disturbed ground and yard around the home with Bermuda grass seed. The home is to be cleaned inside and out, windows, floors, tubs, toilets, etc., and move-in ready.

Electrical
Install underground electric from the meter to the home in schedule 40 conduit. Contractor is responsible for all electrical disconnects, breaker boxes, breakers, services pole/pedestal as required per electric providers specifications, and meter can if required for home placement. Install new HVAC 30amp disconnect only, HVAC will be delivered and installed by company providing home. Estimated footage of new wire 170’

Plumbing
Contractor is responsible for connecting all utilities to new home, (water, sewer, electric, ECT.) Install PEX pipe for water, PVC for the sewer. Estimated footage is 240’ for water and 100’ for sewer. Install shutoff for water and cleanouts needed for sewer. Install frost proof faucets, on the front and back of home. Septic. Install septic tank system to serve the proposed 800 sqft modular home. Installation should include appropriately sized septic tank, inlet/outlet connections, distribution system, and drain field in accordance with applicable local and state requirements.

Tree Trimming
Contractor is responsible for any tree trimming required for new home delivery and set up. Contractor will be responsible of any fence removing and installation of fence back to proper condition. Using same or close to materials.

Rough Carpentry
Install new under pinning around home. Install vents as needed. Include crawl space hatch. Under pinning to be metal (29 gauge).

Special Construction
Build a 6’x12’ covered (Roof to be tied in with matching color transition metal) front porch and a 4'x6' covered back porch with steps and with an ADA ramp, on the front and back porches, and to include handrails and spindles around the porches and up both sides of the steps and ramp. Steps are required to be a minimum of 36” wide. Use only ground contact treated lumber and deck screws on the porch, steps, and handrails. Porch and handrails will require spindles at 4” on center. Joists are to be 16” on center.

Special Instructions
All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view job before biding. Contractor is responsible for all line locates and permits required Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Contractor is responsible for all measurements, and count of materials needed.
