All bids must have an actual price good date and be itemized to be considered a valid quote. Any bids received without the requested information will be voided. All bids must be received by 4:30 p.m. on the due date.
Please be advised that all bid submissions must be submitted exclusively through the Housing Bid Board unless otherwise noted for Request for Proposals (Sealed Bids). Any bids submitted via email, mail, or other means will not be accepted or considered.
Special Instructions
Home is a 3-bed 1-bath, brick home, approx. 1500 sq. ft. shingle roof. Slab on grade. All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. Special Instructions
All work done must meet or exceed the 2019 IRC. All applicable licenses apply. It is highly recommended that contractors view the job before bidding. The contractor is responsible for all line locates and permits. Contractor will be responsible for the cleanup and removal of all waste, and for returning the repair yard to mowing condition. The homeowner will select any/all colors used for the job. The contractor is responsible for all measurements and the count of materials needed.
Roofing
Dutch gable roof. Remove all shingles, wood-burning stove pipe, felt, roof jacks, drip edge, and attic ventilation. Re-nail or replace decking as needed, fill all ventilation penetrations. Install new 30-year architectural shingles, 30# felt, drip edge, all new roof jacks, high-heat roof jacks for any gas appliance penetrations, and flashing required to complete the job. Install new continuous ridge vent for proper ventilation (May require cutting decking at the peak to allow for proper ventilation). Caulk and seal as needed for a complete and proper finish. Participant to choose a color. Ensure all vent piping is properly attached at appliance upon roof completion. Fascia Metal: remove and replace with PVC-coated metal fascia with a stiffener seam down the middle of the fascia.
Flooring
Remove existing floor covering throughout the home, install new waterproof floating vinyl plank flooring with a minimum 3/16” thick flooring. Pull the toilet and install flooring up to the floor flange. Install ALL NEW TRIM required for proper fit and finish. Stain or paint. The participant will choose a color.
Mechanical-HVAC
Verify that all electrical components servicing the HVAC system, including wiring, breakers, panels, and fuses, are properly grounded and compliant with all applicable codes. Any non-compliant conditions shall be corrected by the contractor. Remove and replace the existing HVAC unit. Install a new minimum 14.3 SEER2-rated energy-efficient gas unit. Install new copper line-set, appropriate filter drier, thermostat, and new registers. Caulk all ceiling drops to drywall before air register installation. Seal the return air cavity with drywall for energy efficiency. Insulate the duct where needed. Replace the plenum if required for proper fitment of the new unit. New vent piping through the roof. If duct board is to be used for transition to plenum, all joints must be foil-taped, and an acrylic latex or mastic sealant is to be applied over foil-taped joints. The contractor will be responsible for the proper sizing of the new unit. The contractor must provide the AHRI certificate for the equipment to be installed with the invoice for payment.
Plumbing
Remove and replace the existing 40-gallon gas water heater with a new 40-gallon gas water heater tank and pan, and new vent piping with a rain cap through the roof. Remove and replace the tub/shower. Install a new low-entry shower base and tiled surround from pan to ceiling. Install a concrete board with a waterproof membrane. Install a fold-down shower seat with proper backing for the seat and grab bars. Replace the shower handle and mixing valve with a Delta or a comparable. Install 2 ADA grab bars and an adjustable-height handheld shower faucet with its own adjustable guide rod, separate from the grab bars. Install a new shower door. Repair/replace all drywall, trim, sub and finish flooring, and paint needed due to repairs.
Gutter Installation or repair
Install a new seamless guttering around the full perimeter of the home, downspouts at appropriate locations to ensure proper drainage, with the proper pitch and alignment of the gutters to ensure water flows toward downspouts. Seal all joints and connections, Secure downspouts to the structure with straps, and direct discharge away from the foundation with splash blocks at each downspout.
Doors
Remove and replace 1 front entry door. Install 1 pre-hung six-panel insulated metal door. Install all trim required for proper fit and finish. Install new combination, keyed alike hardware, Kwikset or comparable. Caulk and seal inside and out. Paint to match new or existing finishes. Remove and replace the front and back storm doors, install new storm doors, and include wind chains. comparable to a Larson storm door.
Electrical
Upgrade electrical to a 200-amp service (including incoming service if required). Install a new breaker box and breakers (label breaker panel),
