To submit a bid:

- Upload it when you click the “Submit Bid” button
All bids must have an actual price good date and be itemized to be considered a valid quote. Any bids received without the requested information will be voided. All bids must be received by 4:30 p.m. on the due date.
Please be advised that all bid submissions must be submitted exclusively through the Housing Bid Board unless otherwise noted for Request for Proposals (Sealed Bids). Any bids submitted via email, mail, or other means will not be accepted or considered.
Special Instructions
Home is a 3-bed 1 bath, brick home approx. 1300 sq. ft. shingle roof. Slab on grade. Property Manager- Lacey Dodds 580 642 6122 Inspector- Corey James 580 317 7088 All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. **New Tenant to choose all paint/stains/colors (Property Manager has info) **Call Property Manager to schedule time to look at home
General Maintenance
Contractor is responsible to turn on all utilities and get any permits needed for job. House is to be cleaned inside and out. Any trash needs to be hauled away including all items in storage shed in back. Mop all floors. Clean cabinets out. House needs to be move in ready when job is complete.
Windows
Remove and replace all windows throughout the home. Install new insulated vinyl, low E, tilt sash windows. Repair any, and all damage due to window replacement, including paint, all trim, including window stools/sills if required, inside and out. Caulk and seal inside and out. Repair or replace any and all deteriorated framing as needed for proper repair. There are approximately 10 singles, 1 double windows in home. Contractor is responsible for exact window count and measurements.
Roofing
Gable roof. Remove all shingles, felt, roof jacks, drip edge, and attic ventilation. Re-nail or replace decking as needed, fill all ventilation penetrations. Install new 30-year architectural shingles, 30# felt, drip edge, roof jacks, high-heat roof jacks for any gas appliance penetrations, and flashing prevent water damage to complete job. Install new continuous ridge vent for proper ventilation (May require decking at peak to be cut to allow for proper ventilation). Caulk and seal as needed for complete and proper finish. Participant to choose color. Ensure all vent piping is properly attached at appliance upon roof completion. Remove carport and post on driveway. Frame up and tie into roof for carport. Include treated lumber. Include all materials to complete job. Shingle roof with new roof on home. Post to be metal.
Doors
Remove and replace 2 entry doors. Install 2 pre-hung six-panel insulated metal doors. Install 2 storm doors. Include all hardware. Remove and replace door trim for proper fit and finish. Install new combination, keyed alike hardware, Kwikset or comparable. Caulk and seal inside and out. Paint. Remove and replace all interior doors, approx. 15. Install new pre-hung interior doors, trim and hardware (Kwikset or comparable). Stain or paint.
Flooring
Remove existing baseboards throughout home. Install all new trim for proper fit and finish. Paint
Electrical
Remove and replace all receptacles(make sure they are grounded, install new wiring as needed), gfci(in and out), switches, fixtures (in and out), exhaust fans, and ceiling fans, (5 in Home). Install battery operated smoke detectors in bedrooms, living room and dining room Repair all damage due to electrical change outs, to include but not limited to drywall, paint, paneling, flooring, and etc. Install new microwave in kitchen equal to or comparable to what is there now.
Plumbing
ADA shower, remove and replace tub/shower. Install new low entry tiled shower. Base and walls tiled. Built in tiled seat with proper slope for drainage. Replace shower handle and mixing valve with Delta or comparable. Install 2 ADA grab bars, adjustable height handheld shower faucet with its own adjustable guide rod apart from the grab bars. Install shower glass sliding door with handles. Seal around to prevent water from leaking out. FRP will not be accepted as a tub/shower surround. Repair/replace any all drywall, trim, sub and finish flooring, and paint needed due to repairs. Install 2 new Comfort height/ADA toilet with new seat, wax ring, supply and shut off valves. Install new Delta or comparable faucets in bathrooms. Install new kitchen removeable gooseneck faucet. Include new waste and water supply lines. Install new shutoff valves.
Gutter Installation or repair
Remove and install new metal seamless gutters on front and back of home approx. 70'. Install new downspouts and splash blocks. Downspouts to connect to previous or new French drain.(Prevent water standing near home.)
Cabinets
Sand down vanities and cabinets in kitchen. Varnish or paint (All colors/paints/tiles to be chosen by new tenant. May reach out to property manager for info). Replace all hardware henges and handles.
Fencing
Replace damage fence panels as needed. Fix posts and concrete. Replace gates as needed. Repair back to working condition. Fence is a privacy wooden fence and approx. 410'. Clean and stain fence. Include hardware, gate locks, and latches.
Rough Carpentry
Siding is peeling. Scrape and peel siding. Paint exterior siding and soffit. Replaced damaged soffit (perforated as needed for proper ventilation) Paint fascia (Fascia). Replace any deteriorated Fascia, approx. 100 lineal feet, and exterior trim needed. (Remove cameras and anything hanging on soffit or exterior brick). Fascia and soffit for carport Soffit to be smart siding. Include new fascia board. Paint soffit and fascia to match home. Install flashing as needed.
Special Construction
Bring in fill dirt to put in front left corner of home and erosion net. grade to drain water away. Install mulch as needed in this area to prevent water standing. Install a French drain on North(left) side of home from fence to street to drain water away from home and tie into sewer. Approx. 70'
Tree Trimming
Trim trees hanging over home on north side. Haul off all debris.
Finish Carpentry
Replace exterior dryer vent cover. Seal around. Install new 4x4 post in concrete, small platform for new mailbox to replace existing.
Drywall
Remove and replace damaged sheetrock throughout home.( Will include patches from previous homeowners). Remove anything hanging on walls. Install new ½” drywall, tape, bed, texture and paint interior of home. Remove the crown molding on ceiling.
Special Instructions
All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view job before biding. Contractor is responsible for all line locates and permits required Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Contractor is responsible for all measurements, and count of materials needed.
